Prewar Partial Contemporary Reno with Patio Remodel

This apartment needed a major transformation of the open area on the first floor, including floors, kitchen, stair railings, and ceiling-level issues. The result: a beautiful contemporary entertaining space for this couple, achieved by modifying an already open plan, gutting the old outdoor space, and installing a new porcelain patio and cedar fencing with LED lighting.

The Story Behind This Prewar Partial Contemporary Renovation

This apartment required a significant renovation of the open area on the first floor, including floors, kitchen, stair railings, and ceiling-level issues. We kept the appliances in the same location while reintroducing a vented hood, gas range, and vented washer/dryer. Numerous adjustments were made to the ceiling and the island, which was set at counter height and equipped with pop-up outlets and charging stations.

Eat-In Kitchen Reno

This eat-in kitchen renovation included removing soffits and cabinetry over the island. Custom cabinetry was designed to incorporate a drawer microwave and under-cabinet LED lighting, increasing storage space. A built-in hutch with glass upper cabinet doors was installed across from the seated island. Ceiling recessed lighting was key, and the outdoor patio underwent a complete gut renovation!

Updating Stair Railings & Red Oak Flooring

We removed the existing stair railings to the second floor and replaced them with a custom, simplified railing design that opened up the space. Wider plank, rift- and quarter-sawn red oak floors were installed to match the existing stair wood species and finished with a natural low-sheen look.

The Result 

We created a beautiful contemporary entertaining space for this couple by modifying an already open plan, gutting the old outdoor space, and installing a new porcelain patio and cedar fencing with LED lighting.

They were simply amazed, and we are thrilled that they love this space!
