Prewar Partial Contemporary Reno with Patio Remodel

This apartment needed a major transformation of the open area on the first floor, including floors, kitchen, stair railings, and ceiling-level problems. The result: we created a beautiful contemporary, entertaining space for this couple by modifying an already open plan, gutting the old outdoor space, and installing a new porcelain patio and cedar fencing with LED lighting.

The Story Behind This Prewar Partial Contemporary Renovation

This apartment needed a major renovation transformation of the open area on the first floor, including floors, kitchen, stair railings, and ceiling-level problems. We kept the appliances in the same location, putting back a vented hood, gas range, a vented washer/dryer, and making lots of adjustments to the ceiling, and island at counter height level with popup outlets and charging stations, among other things!

Eat-In Kitchen Reno

This eat-in kitchen renovation included removing soffits and cabinetry over the island, my custom cabinetry adding a drawer microwave under cabinet LED lighting, resulting in more storage overall, along with a built-in hutch with glass upper cabinet doors across from the seated island. Ceiling recessed lighting was key, as was the gut reno of the outdoor patio!! 

Updating Stair Railings & Red Oak Flooring

Removing the stair railings to the second floor and replacing them with a custom, simplified railing design opened everything up. We installed wider plank, rift and quarter-sawn red oak floors to match the existing stair wood species, and finished them in a natural low-sheen.  

The Result 

We created a beautiful contemporary, entertaining space for this couple by modifying an already open plan, gutting the old outdoor space, and installing a new porcelain patio and cedar fencing with LED lighting.

They were simply amazed, and we are thrilled that they love this space!!
